Most states have liberalized their business laws over the years; as such, there is really no advantage to forming an LLC in the state of Delaware unless you are actually conducting business within the state of Delaware. 

However, that being said, there is an advantage to forming an LLC in Delaware if you reside in a state with high LLC fees or a high personal income tax.  For example, if the sole purpose of your LLC is to own a piece of real estate as opposed to running a business, then you may want to consider Delaware LLC formation to take advantage of Delaware ’s lower fees and taxes. 

Nevertheless, if you have a small business and are going to be conducting a substantial amount of your business in your home state, it will likely be beneficial to form your LLC in that state.  If you form an LLC out-of-state, but do much of your business in your home state, you will have to make a filing to “qualify to do business” in your home state if there is a substantial ongoing business or physical presence in the state.  You will then be subject to the same fees, taxes and regulations as if you had formed your LLC there in the first place, and you will have paid filing fees (and, perhaps franchise taxes) to more than one state.
